      <description><![CDATA[<span style="font-family: helvetica;"><span style="font-size: small;"><span style="font-family: trebuchet ms,geneva;">Well, as the end of the year draws near I have many clients asking about taking their home off of the market and then re-listing after the first of the year.&nbsp; The merits of this old time listing trick is worthy of a blog post all it's own.&nbsp;&nbsp; I am just going to stick to the current NWMLS policy of cancelling and relisting a listing.<br><br>There are two ways to cancel and then re-list a property.&nbsp;&nbsp; The first method is to drop the price by 5% or more.&nbsp; The second is to remove the listing for 90 days and then re-list.<br><br>The first method of dropping your price 5% or more does not delete the accumulated&nbsp;days on the market.&nbsp; The second method will eliminate the DOM (days on market)&nbsp;count.<br><br>Which method you choose depends on your most immediate goal.&nbsp; If you want to sell your home and you are not getting any showings or more importantly offers consult with your agent on any issues regarding your homes condition that may be preventing a sale.&nbsp;&nbsp; If your home is in tip top shape and there is nothing more to do your price is to high.&nbsp;&nbsp; This message is a tough one to own but may be the hard truth you need to face.&nbsp;&nbsp;&nbsp;Cancelling and re-listing just to appear new will not solve your problems.&nbsp;&nbsp; This is a good time of year to re-evaluate and make some bold MOVES.&nbsp; If selling your home is the objective stay on the market and drop your price.&nbsp; If not take it off the market for 90 days, evaluate your position in the market and delve back in when you are ready.<br><br>And finally, enjoy the holidays even if your home is on the market.&nbsp; It's a good time to be on due to the fact there are fewer listings to compete with.&nbsp;&nbsp;&nbsp; HAPPY HOLIDAYS!<br><br>For listing help in the Puget Sound area feel free to call me at 206-200-9849</span></span></span>]]></description>
